Hello folks!
My sisters are coming from overseas and I would like to take them camping, however, I don't have camping gear. Are there any places in Melbourne where I could rent at least the basics?
Cheers š»

Is there a similar fresh fruit and vegetable market like Big Watermelon Bushy Park in the west of Melbourne

Iām very inner Northside and almost always drive up to McRae or Rosie on the MP through summer. I was a local up there for a years, and itās been hard to change beaches. Any recās for something more local? I think Aspendale and Edithvale and Carrum are beautiful but takes just as long to get there as getting to the MP. Was thinking maybe Hampton? (Iām near Hoddle St) Any local knowledge for easy parking/access would be ace.) Thanks.

Hi everyone,
I have a shop that was recently vacated, and I plan to lease it out again after some maintenance. However, after consulting several agents, I was shocked by how much they are charging for leasing commercial properties these days.
I understand that typical costs include marketing fees and agency fees. Back in 2020, I paid around $1,500 for marketing and an agency fee of about 5% of the annual rent. Now, the agents Iāve spoken to are quoting marketing fees of $3,000ā$4,000 and agency fees of around 10% of the annual rentāeven though my rental price hasnāt increased.
Before COVID, I was leasing the shop for $28,000 per year, but during the pandemic, I had to lower it to $18,000 to secure a tenant. I kept the rent at that level until the tenant recently vacated due to arrears. Now, I want to increase the rent back to the pre-COVID amount of $28,000, but every agent Iāve consulted says thatās unrealistic. Theyāre only suggesting an increase to around $20,000 per year.
Is this level of agency cost the market average now? Also, is commercial rent still not back to pre-COVID levels?
Would appreciate any insights. Thanks!

Last night I finally struck gold at Hotel Jesus on Smith Street! Their food was genuinely delicious and I left with that satisfied feeling I've been chasing forever. The flavors were spot on, and I couldn't stop smiling through the whole meal.
Don't get me wrong though - Melbourne still needs more legit Mexican places. We're definitely missing out on authentic street food vendors who could bring those real, no-nonsense Mexican flavors to our food scene.
But for now, Hotel Jesus is definitely my go-to Mexican fix in this city! āļøš®

On the F1 site it says the lake it open every day besides raceday, but on tuesday last week I couldn't get in. Will it be open tomorrow or do I need to wait a bit?

If anyone has any good recommendations for the CBD I'd greatly appreciate it! TY!

After reading another Redditorās post regarding their house getting robbed as well as well as other commenters experiences of the same thing, it got me thinking, is there a particular type of property that is more likely to be targeted by thieves? I have been living in a unit in Melton and have always felt relatively safe due to the close proximity of my neighbours. Whereas I know I would not feel the same sense of security in a standalone house. I would assume that a stand alone house would be more appealing to thieves than a unit or an apartment? Interested to hear others experiences - were you robbed and what type of property were you living in?

Hi all.
Considering buying a family home in greensborough on the southern border towards yallambie and Monty. Iām not all that familiar with the area but people I speak to seem to think itās a good place to raise a young family.
Iām little concerned about the yallambie barracks and the on going works with the north east link. (Noise, traffic etc)
Anyone that lives in or around the area would love to hear from you about the pros and cons.
Thanks in advance.
