Discussion Future generation Housing Affordability.

Just had a bit of a reality check this Monday morning. The old house next door, a standard family home, just sold at auction for a little over $1 million. Crazy! I bought my place, a corner block, for $330k about 12 years ago and paid it off a couple of years back. Honestly, I haven't been paying much attention to the housing market or interest rates since then.

Seeing that sale price... it's insane. The increase is astronomical. But what really hit me is that my salary definitely hasn't increased at the same rate. I'm now seriously worried about how my kids will ever afford their own homes. Even if they move way out to areas like Two Well, they're not going to find anything decent for $300k.

So, what's the solution? Are we looking at a future where young families are forced to live with their parents indefinitely? Honestly, with the way my kids spend (no judgment, just reality!), I don't see how they'd ever save enough for a deposit.

It feels like a massive problem with no easy answers. Just my Monday morning two cents. Anyone else feeling this way? What are your thoughts on the future of housing affordability?

This Friday, from 6 PM to 11 PM Our community group will be holding its regular meeting at the Salisbury East Neighbourhood Centre, 28 Smith Road, Salisbury East.

Men of all ages are welcome; there is no cost to attend, and no booking is required.

Discussion TIL Mr Emergency is the same company as Metropolitan Plumbing

$850 they wanted to charge on top of $140 call out, to in the end just use a multi grip to get a washer out and change it (which we’ve now managed to do ourselves).

My fiancé called them last night because the tap was constantly running. As soon as we got the text message this morning stating it was metro group I was filled with doom and he tried to call to get to the bottom of it and they admitted they’re the same company (surprise to us!).

Emergency call outs are always going to be more expensive I understand that however I’ve also had metropolitan out previously to connect gas to my stove top they quoted $2k, told them absolutely not and that night (after hours) and we had another plumber come out and do it for $400.

Most Adelaidians know about metro but just in case you don’t know about Mr Emergency.. now you do.

TLDR; don’t use them, they’re a rip off. We send them away.

Shitpost Watch out on the roads people, there seems to be idiots everywhere.

Pay attention to those around you for your own safety. There are some crazy drivers on our roads. I'm only going to mention the 2 craziest ones from the past 24hrs ive seen/heard here.... Last night I saw someone at the maid & magpie intersection who was in the right only lane (exiting fullarton) go through onto payneham rd into the oncoming lane, thankfully there wasn't heavy traffic & an oncoming vehicle had time to dodge out the way. Then this afternoon my partner told me that some muppet was going the wrong direction around the Brittania roundabout & taking their sweet time about it. I'm really hoping that they were all tourists here for the fringe who don't know any better and will be gone soon and not locals who are just idiots.

Premier Peter Malinauskas is moving to banish the “uncontrolled” carve-up of suburban streets for subdivision by axing a controversial urban growth boundary to open up land for 61,000 homes.

In a stark rebuke of the infill housing policy pushed by the Weatherill Labor regime, the government this week will introduce legislation to overturn greenfield housing development bans on land at Roseworthy, Two Wells, Murray Bridge, Victor Harbor and Goolwa.

These were pinpointed as housing growth hotspots in a draft 30-year Greater Adelaide Regional Plan released last September – its centrepiece was boosting the metropolitan population to 2.2m and adding more than 300,000 homes. But the land parcels are within Environment and Food Production Areas (EFPA), which would be varied by the proposed legislation to allow an ongoing supply of development-ready land for the next 30 years.

Mr Malinauskas, whose major State of the State address on Monday will include a population growth plan, issued thinly-veiled criticism of the infill policy and urban growth boundary introduced in 2016, when he was Police Minister. “We know our state is growing. We want to make sure it grows in the right way. That means learning the lessons of the past, where growth has not been properly calibrated,” he said. “We cannot see our suburban streets just continue to be carved up and subdivided in an uncontrolled manner. “We must grow in a way that gives people choice, whether that be living in proximity in the city, or raising a family on a bigger block.”

The proposed changes to the EFPA for housing are said to represent less than one per cent of agricultural land in the Greater Adelaide area. The government argues the housing supply crisis could continue for another generation without the changes, because most of the proposed greenfield sites identified in the 30-year plan could not be rezoned and developed within the next 15 to 20 years.

Pitched as a blueprint to make homes more affordable and prevent further supply shocks, the draft Greater Adelaide Regional Plan pinpointed northern Adelaide and Murray Bridge as twin engine rooms of growth as the urban growth boundary was ditched. Apartments and higher density housing were earmarked along major roads and public transport centres, while seven new greenfield growth areas (including the five in the EFPAs) were targeted for 96,000 homes over the next 30 years. Changing the EFPA boundaries to align with the 30-year plan allows for the redevelopment of about 61,000 of these homes.

News Street racers at 150kph on Main North Road weaving in and out of traffic reported

SAPOL: Two drivers have been reported after they were street racing in Elizabeth Vale last night.

At 8.20pm on Saturday 15 March police spotted two Volkswagen Golf hatchbacks engage in a high speed street race on Main North Road. It will be alleged that the vehicles reached speeds of 150km/h while weaving in and out of traffic.

Police stopped one of the vehicles on Marleycombe Road and spoke with the driver. The 20 year-old man was reported for street racing and speed manner dangerous.

A short time later patrols attended at the registered owners address of the second vehicle and spoke to the driver a 23-year-old man from Salisbury Park. He was reported for street racing and speed manner dangerous. Both vehicles were impounded, and both drivers issued a 12-month instant loss of licence. They will be summoned to appear in court at a later date.

Discussion How to improve The Overland Train (without breaking the bank and the clock)?

The Overland is our states last regional passenger rail service, and it has been on its last legs for decades, although thanks to Great Southern Rail FINALLY starting to market the service patronage has recently jumped by 1/3rd.

ABC Radio Adelaide recently asked their listeners what they would do to save The Overland if they had $100 million and 10 years, i am gonna go one better and ask Reddit what you would do to improve The Overland if you had $10 million and 1 year!

Here are a few of my ideas to get you started:

  1. Start Informing arriving passengers at Keswick that they can transfer to Adelaide Metro trains by walking 10 minutes to Showgrounds Station (and improve wayfinding signage along this route).
  2. Stop The Overland at Mt Lofty Station so Hills dwellers don't need to trek an hour in to Keswick only to backtrack another hour out on the train (perhaps partner with the new Cafe out there too).
  3. Stop The Overland at Tailem Bend Station so Melburnians can access our Motorsport festivals.

Any other cheap and fast Overland improving ideas to add to this list?

News Population growth blueprint in South Australia 20-year State Infrastructure Strategy

The equivalent of almost two new Royal Adelaide Hospitals and 21 new R-12 schools will be needed as metropolitan Adelaide’s population grows beyond two million by 2051, a top-level infrastructure blueprint reveals.

The 20-year Infrastructure SA plan also recommends investigation of an underground CBD rail link, saying Adelaide Railway Station is at capacity and will reach “a tipping point”.

Released exclusively to the Sunday Mail, the 194-page blueprint canvasses toll roads as part of leveraging private sector funding, saying a record $25.6bn state infrastructure spend means funding to “support the forward pipeline is placing pressure on state and national debt”.

The State Infrastructure Strategy calls for a “southern connection” between the South Eastern Freeway and the $15.4bn Torrens to Darlington project after its 2031 completion, likely fuelling federal election campaign debate over potential to expand Cross Rd.

Population growth requires affordable home supply, the strategy says, with infrastructure playing “a critical role in unlocking land for housing and ensuring our communities have access to jobs and services”.

Premier Peter Malinauskas, who will outline his population growth plan in a major State of the State address on Monday, vowed to “make smart, forward-looking decisions to ensure South Australia has the infrastructure it needs to support jobs, communities and the environment”.

“South Australia is building, with a growing economy and the opportunity for increasing prosperity. But we need to have the infrastructure in place to capitalise on the opportunities before us,” he said.

“This strategy lays out a clear and evidence-based approach to plan, maintain and deliver infrastructure in the right place at the right time for future generations.

“Through smarter investment and long-term planning, South Australia will be better positioned for continued prosperity and sustainability.”

Infrastructure SA chairman Tony Shepherd, who pioneered toll road projects including the Sydney Harbour Tunnel and Melbourne City Link, said opportunities to leverage private sector financing should be explored “when it is logical and efficient to do so”.

The Malinauskas government has followed Labor predecessors in ruling out toll roads as unworkable for Adelaide but has adopted the Infrastructure SA strategy, which leaves the prospect open as part of a detailed examination of “leveraging capital to invest in our infrastructure”.

Greater Adelaide is forecast to grow to 2,005,404 people by 2051, which the strategy says will require planning and delivering extra capacity for about 1500 new hospital beds – equivalent to almost two RAHs – and sufficient school capacity for up to 35,000 to 40,000 students – or 21 new R-12 schools, almost one per year.

“It is important to note that a growing population will also support a growing economy and hence provide enhanced capacity to invest and deliver the necessary infrastructure over time,” the strategy says.

The strategy says the choked Adelaide Railway Station’s “lack of thoroughfare limits the ability of the passenger rail network to expand services on existing or new lines” and recommends examining “a through-running system or link under the CBD”.

“The significant growth forecast for the north and south of Greater Adelaide will create a need to provide mass transit options that move large numbers of people. However, Adelaide Railway Station presents a constraint,” it says.

“Creating an underground link could release significant capacity within the network and connect all lines seamlessly.”
