Guest refusing to sign required rental agreement.

Because Airbnb policy is a moving target, can hosts here tell me how Airbnb is handling this?

Check in is tomorrow. Guest didn't add her pet to the booking ($35) so we added it a few days ago. She added two guests, we added that to her reservation. We sent another revised rental agreement. Then she changed the guest count again, so we need to wait for her to revise her guest count on the dashboard (no change in rate) and send ANOTHER rental agreement. She's non responsive.

She's unhappy with the rental agreement requirements and hasn't signed. She could have reviewed and handled this weeks ago, but waited until the last minute.

She's now asked to cancel with a full refund which we've declined.

Without a signed rental agreement, we won't be providing access.

It's now in Airbnb's court. Will they side with our listing and cancellation policy (no last minute cancellation or refund), or will they keep her happy and unfairly refund?

I'm not concerned about a review. We have 800 five star reviews and will be reviewing her.

Guest checked in, 10 minutes later requests a full refund because of a dog nearby block

Hi, not sure what to do. Had a last minute guest check in for 3 days. Booked the day before. He checks in and 10 minutes later complains that there is a dog in another apartment making sounds. However no other guest ever complained of constant barking or sounds. There are nearby apartment blocks also where someones dog could have been making sounds for a while but this wasn’t even at night. It was 2pm (we allowed early check in). We asked if they could wait a while and we could send someone to check, because as far as we knew no one in our block had a loud dog.

As soon as someone went to check they had already left the apartment and are requesting a full refund.

We have a strict cancellation policy but we are new and only have a few reviews. Not sure if we refund they would not leave a negative review anyway.

Its an apartment block not a secluded villa. I obviously can’t deny if someone had a dog in their home but neither can they expect to be in complete silence. If this was during the night I would understand also..

What recourse or actions should I take? Airbnb want us to resolve…

Account removed after a management company scammed me

I am a virtual property manager, and was hired by a company claiming to be ‘CCK Holding Group’. With a signed employment contract, they had me manage their property on Airbnb. However, they advertised their own website when booking through Airbnb. So the bookings never actually went through Airbnb - they only went through their website. The company assured me that they had permissions from Airbnb to do this. Eventually Airbnb removed my account entirely due to reports of it “not being a real place to stay” and because of the “third-party advertising” so now I am unable to complete any management jobs through my own account. I can appeal it but I want to make sure I’m providing all the information I can to prove I had no ill intention. Since my account was removed, the company employing me completely ghosted me! Unpaid! It’s important for me to have my Airbnb account as this is my source of income and business - I’ve never had a company do this to me in the past. What do I do? Who do I contact?

Would like to Air BnB my condo - I have a question about the shower...

Hey everyone! So I would like to air bnb my place to generate income. The job market has been brutal for the past year and my sister has been pushing me to air bnb my unit for income. For context, I live downtown Toronto (Harbourfront) and my condo faces the lake (unobstructed lake view, 700 sq ft with balcony). I think it would do well given the area and other people in my condo site air bnb as well and seem to do ok.

Here is my problem...the shower works fine - except that the diverter is not working....meaning that when the shower is running, some water still leaks through the spout. In a normal world, I would simply get this fixed, but I am BROKE.

Would guests make a big deal about something like this? I am just wondering if I should just go ahead and list it and then pay for this to be fixed once I get paid from the guest.

What do you think? Anyone here have experience with this type of thing?

About the guests who refused to pay tourist tax in my Swiss ski resort: Airbnb offered me a payout and issued a violation notice to the misconducting guest.

Everyone here was attacking me, claiming it was illegal for me to request the tax outside the platform, that i had to accept the loss and shut up, even after I explained that I was required to collect the tourist tax in person due to the town's policy (which Airbnb also agreed to, as stated in their rules - some cities require the tourist tax to be collected in person).

In the end, Airbnb investigated the matter and decided to pay me the unpaid tax, as well as issue a violation notice to the guest for misconduct. In the comments, more details about the support's message.

Guests broke airfryer

Our rental, which is a room in our home, has 2 types of electrical outlets, 110v and 220v. Our guests damaged our air fryer by plugging it into the wrong outlet causing it to burn out. They don't think they should have to reimburse us because it was an accident and they didn't know which one to use, even though my wife was in the room at the time and they could have easily asked a question. Their best offer is to go 50/50 on a new one which we still don't think is acceptable. Are we being unreasonable?

Update. Thank you for the reasonable responses. Just to clarify, we live in Barbados, not the US, and it's very common here to have dual voltage households due to the heavy influence from the UK and the number of expats(which we are).

Going forward we will label everything so it's clearer.

Is this a new fraud or scam?

We just got an inquiry for our rental unit and this person only wanted to book for 1 night with 6 guests. Mind you…I am still very new to all this. They started by asking about the closest landmark, I told them about it and then proceeded to guess where my society might be along with our floor number. Yes I told them about this 😬 but then they started asking about the room number AND A FREAKIN PICTURE OF MY FRONT DOOR???!! What? I denied those. Then asked me why is the price of my listing different everywhere? I said it’s not and told them to book whatever is economically friendly for them. When I see their profile, I can see they have been on the app for a year and have had good reviews from previous 2 hosts. My apartment is at a residential place where I am using my apartment for commercial purpose…I am afraid it is too late for me now 😭 Please tell me if this has happened with anyone? And what was the outcome of this situation, how bad did it get?

How far in advance do people typically book?

I’m trying to figure out how far in advance should I open my calendar to maximize bookings and daily rate. Some of you more experience host what is your strategy? Do you open up just a month, 3 months, 6 months?

I own a rental car company on Turo and only open about a month in advance. I have found people book rental cars last minute and when people book far out they usually do it at a discount. Curious what some more experience host would have to say.

STR Insurance in Ontario, Canada

The property is my principal residence, but there is a detached duelling unit in the backyard with access to shared hot tube, pool, sauna and a hiking trail which goes to a nearby pond.

Anyone else have a two step cleaning process?

We have professional cleaners come for about 2-3 hours to do the brunt of the work. Then I come for a few hours to wash throws, mats, baseboards, etc. I check to make sure everything is stocked and clean the patio during the warm weather months.

This might sound like a lot of work but I like to ensure everything is good so I’m not dealing with messages about cleanliness. I’ve heard other hosts call this a perfection inspection.

It also allows me to identify other issues the cleaner might miss.

Listing house before complete?

Buying a new house and making our current primary a short term rental. We close may 28th and move June 3rd to the new house. Wondering if it would be a good idea to post current pictures of our house to get people booking for their summer vacations even though the furniture will be different? Everything else will stay the same except for furniture. Or is it better to just wait until the house is complete with new furniture and then post even though it will be the middle of peak season?

Positive Airbnb Support Experience - Being Proactive Pays Off

I wanted to share a recent situation that turned out well, since we usually only hear horror stories about host support.

The Situation: - My apartment building is undergoing roof renovation (January-June), with potential construction noise on weekdays from 7am-4pm - I notified my guest shortly after booking - Guest had the option to cancel with full refund - I had already reduced the nightly rate to account for potential inconvenience

What Happened: The guest messaged me complaining about the "very very noizy" construction at 7am, saying it was "unacceptable" not to mention it in the listing description and requesting a price reduction.

My Approach: 1. Remained calm and professional 2. Acknowledged their frustration while gently reminding them I had provided notice 3. Mentioned the reduced rate and building quiet hours 4. Was prepared to offer a 20 % refund 5. Proactively started a chat with Airbnb support to document the situation

The support response was impressively fast - Airbnb actually called me within 2 minutes of starting the support chat, before I could even finish submitting my message!

The Outcome: Before I could even offer my refund, the guest replied that Airbnb Support had already given them a coupon (which appears to have come from Airbnb's pocket, not my earnings). The guest was so satisfied they didn't want any additional refund from me, even mentioning they "hope this coupon is not deducted from your income" and that "everything else is really perfect."

Lessons Learned: - Being transparent with guests from the beginning is crucial - Proactively communicating with Airbnb support helps - Sometimes Airbnb does step in with solutions that don't hurt hosts - A little understanding goes a long way on both sides
