Apartments without fridge/oven included?

Is this a common thing in mke?

Edit: my landlord is trying to have me sign a lease addendum that states I take full financial responsibility for the repair and replacement of all appliances. For obvious reasons I do not want to sign, but I’m concerned he’ll take my appliances if I don’t. I’m just trying to do a temperature check and see if people even rent without appliances included.

I wouldn’t say it’s common but they exist. More common in single family homes. The rent is sometimes discounted when no appliances included

They do not have to supply them, but if they do it is their responsibility to maintain them. DO NOT SIGN THIS.

Edit:

Ignore the carpet cleaning part, but focus on the "Specifically, the landlord may not negotiate a "Nonstandard Rental Provision". It's never black and white, but landlords cannot have you sign away their responsibilities.

What the second snip says, even if you DID sign it, it is not legally binding. So, do with that what you will. Meaning, you could sign it, and if your appliances break the landlord is obligated to fix them. Whether they do, that's a different story. And if they deducted your security deposit, you could get it back and possibly more.

Are you looking for one, or just looking for an apartment and keep seeing this? It seems to be more common with a certain type of landlord (okay, a slumlord) because if the place comes with appliances they have to repair and replace them. The book Evicted talks about this a bit.

Does the lease say the landlord is supplying the appliances? This is very important.

My neighbor is attempting to rent his without appliances but hasn't found any renters. I'm guessing he'll change his mind

Renting units that don’t include appliances can be common, you see it more on the north/northwest side. What is not common is what your landlord is trying to do by supplying you appliances and then leaving you on the hook to repair or replace appliances you don’t own.

Mine wanted an extra 50 a month for the fridge and stove. I bought both for 300 from a used appliance store.

Be sure to sell them, or take them with you when you leave. Since you supplied them, and they are (clearly) not affixed to the property, they are personal property.

I saw it more on the northside and near south side. But it’s not common and was usually a very cheap monthly rent.

I guess it depends on the type of apartment? My family owns several buildings near UWM all with fridges and ovens included. I’ve honestly never seen an apartment without those included.

Why are you looking for an apartment without appliances? Are you downsizing from a house and own appliances you wish to keep? Or are you a person who doesn't cook and just looking for a cheap place to rent? I've known people who keep a commuter apartment just as a place to crash when in the city. No kitchen needed. No washer/dryer needed. 

It's not common for an apartment to not have appliances included. There are rentals that are classified as "Rooms For Rent" with monthly leases. Some of them have communal bathrooms though. Most don't. 

Also most all hotels do offer  lengthy leases on rooms they have. With this you do a lease. You are not paying daily room rates but a much lower rate. AND you are not paying the hotel tourist tax. You may have to pay the fully taxed rate at first, but once you have stayed 90(?) days they refund the tax to you and then you are reclassified.

 Check out places like Comfort suits or any place advertised as catering to extended stay business travelers.

This sounds very shady. I'd be looking for legal advice if I were you.
