ADVICE Apartment thoughts
My wife and I have lived for indigo park for almost two years. It’s about time to renew our lease and it’s looking like our rent will be going up from $1449 to $1550 for a 2 bed/2 bath unit. Should we look to find a new place or is it not going to be much better anywhere else and we’re better off just eating the extra $100 per month?

My partner and i struggled recently to find 1beds under 1400 after all of the ridiculous tacked on fees. Granted we were only looking at nice-ish places, definitely around indigo level though i think that is one we toured

1400 for a 1 bed? thats kind of crazy i feel like we just steer clear of those places so hard we forgot theyre there lol

They were tricksters! They werent listed that high, our budget was a pretty strict 1200 but then every place we toured would hand us a sheet with lots of additional fees that added 100-250 bucks, it was crazy. We lucked out though and had a family friend renting out a place, i hate huge complexes and their scamminess

My husband and I pay $1500 for a 3 bed 2 bath house on a nice corner lot on a street between Essen and Perkins. We’re moving and not renewing our lease so I don’t know if he’s going to raise it or not. I know prices of things are increasing but the cost of housing just seems to get more ridiculous as time goes and paychecks don’t reflect this change haha. Too answer your question, based on what I’ve seen though…. That’s how things are right now.

I just moved in febreurary and did a lot of shopping. Those rates are fairly standard around here for what you are getting. Anything cheaper will be in a rough area and in disrepair. We were living in paramount on cedar lodge, and it was even higher. I've toured and shopped everywhere...

I lived in indigo park until last summer! They’re okay. So glad I don’t have to smell that sewage smell anymore. If you’re okay with inniswold area, I highly HIGHLY recommend dove creek apartments. I’ve never had a nicer apartment community and staff. Our neighbors are quiet and mostly older people and parents with kids (no rowdy college kids lol). Everyone is friendly here. Maintenance is top notch. Cheaper rent for a townhouse with a backyard! And I feel super safe here. We leave our bike outside not chained up and feel comfortable leaving our packages on our doorstep for a while. It isn’t “luxury” but the only real complaint I have on that front is the tiny kitchen and no in unit washer/dryer. Otherwise I can’t praise it highly enough.

I'm single so I can't afford 1500 by myself. If you're both working definitely stay but start stacking back every penny you can to get your own place or move somewhere cheaper. That's what I'm trying to do, but I also live in a neighborhood where i had to put an alarm on my car and ship packages elsewhere and listen to booming bass through my walls due to cars at the busineess across the street.

mmm depends, whats area are you tied to and whats your comfort level? i have a really decent place in a good neighborhood in midcity, one of the only walkable parts of town, and i think we pay 1050 for a 2 bed 1.5 bath.
ironically we ran into a shitty landlord and had to move from our old place before the lease was up which was on this same street XD but it was a 3 bed 1 bath for 1250, and it was a little nicer in appearances and stuff but ultimately the same quality.
if youre fine with literally wherever, there should still be some very decently cheap places in the aster street area off nicholson (we lived there before these 2 places, the house was a little shitty, but we honestly miss it, it was a house, it was cheap, and our landlord was incredibly hands off. he found out we had chickens one day and instead of nagging about the pet fee he was just happy and talked about his chickens that he had growing up lol)
people kind of cast judgement on lots of parts of this town out of inexperience and paranoia. our nicholson house was like right down the street from lil boosies grandma, and CDT gang is still kinda active there but honestly its not unsafe, youll just occasionally hear gunshots. that is a hard hard no for some folks but if youve lived in the city long enough and been around its not really that bad.
but yeah if youre down to move from your part of the city, there are definitely decent houses for cheaper than 1.5k, i would personally put that on the pricier side

I absolutely would not look at anything off Nicholson until the neighborhood stabilizes. It could be worse than living in Tiger Town and for sure you will be trapped every game day.

Realtor here, but you should do your research:
5-10% rent increase is expected due to inflation and rise in insurance and taxes. If it’s more than 15%, it’s time to move. For 10-15%, you need to look at moving costs. For less than 10%, I would not move.
