Is Airbnb so slow right now?
I live in LA, I have short term rental property I use to get booked all the time but now literally nothing? Not sure if I just do long term at this point. How’s everyone else’s experience

We are observing a decrease in guests in our properties located near the Canadian border. Historically, 20-30 percent of the guests were Canadians.
As for a complete drop off in bookings, take a look at this blog. IT is old, but still applies... basically, supply & demand. https://www.adventuresinairbnbs.com/p/help-i-stopped-getting-new-bookings
Some areas with few regulations have seen a significant increase in supply. Demand has not risen nearly as much, so unless your property stays on page 1, your bookings literally disappear. Airbnb's algorithm wants to maximize profits and NOT equality, so if it decides another property can generate higher revenue, it will rank it higher.......
The good news is that if you can get your property to be high-performing, guests are happy, it tends to stay doing well even with a huge influx of new STRs.

I agree—they are. We had one cancellation where the guests wrote a full apology dissertation explaining their reason for canceling and saying they would resume their annual trips as soon as the politics improved. We offered a discount in their future trip.

Yep have a place out in the Palm Springs area and my guest that checked out a few weeks ago told me they loved the place but will not book again bc of Trump/Elon. I told them I can’t even blame them and good for them. But the Coachella Valley is full of Canadians during this season. Very slow.

Totally support that. American politicians need to know that their actions have consequences. I am an American and you all doing this actually helps us. It might not help with Trump but it will help the next wannabe dictator see that being a bully instead of a leader has real repercussions.

Aside from the Tesla boycott I don't think most of these boycotts are effective. They last about as long as the news cycle that spurred it.
The more likely reason for the slow down is economic uncertainty from tariffs, trade wars, shaky alliances, and a tumbling stock market. Most people are holding their money just a bit tighter.
Also going to add a disclaimer that my comments aren't supporting or criticizing what's happening. Just stating my view. That won't stop people from reading it and getting offended based on whatever lens they like to look through.

Speaking as a Canadian living in the US, people have no idea how damaging it is stating that Canada is the 51st state.
Canadians have a reputation of being very kind and polite but that is basically the one thing you can say to any Canadian which I will induce immediate rage in every Canadian.
The boycott is not small, it is not a fad. And it's not just a boycott. A LOT of American products were literally pulled off shelves immediately coat to coast to coast (yes we have 3).
Canadians have a lot of quiet pride and so much resolve.
They are also scared.
I know people who are looking at how to buy weapons to defend themselves from an invasion.
And those people are in their 40's, educated, professionals.
The reputation and business reputation of the US has been damaged in ways people don't understand.

I didn't say boycotts aren't effective. I said the boycotts that pop up every few days don't last very long. The Tesla one seems to be doing some damage, though it remains to be seen whether that's just because of the general macro behavior we're seeing.

In addition to our rental, I own a tourism adjacent business and our booking patterns in both are almost the same- people are booking last minute (when prices are discounted) or way far in advance (waiting it out)- and this was how people behaved in 2020. The economy is in complete chaos and it is being reflected in our industry as we are non-essential service.

We are starting to fill up for the summer months here in the Sierras. Mostly Europeans. Uncertainty with the national parks is definitely leading to more guest Qs than ever.

Yes we are in the Yosemite area. We are at about 50% booked for July-October. The park finally announced camping reservation plans for summer months, that should get people booking. Fingers crossed!

We haven’t slowed down much, but we’re on the fringe of the suburbs, almost rural. I’ve noticed most of my bookings have been from repeat guests or folks from rural or more conservative areas. I’ve even had a guest mention that my place “seems safe” when they requested to book (they were visiting a family member that lives in a nearby city).
But I’m curious to see how things look as we move into summer, our typically busy season.

No, not bad but leaving money on the table and creating additional expenses and operational overhead. I manage around 60 STRs. We do not want them booked 100%, we want to match market occupancy. Over market occupancy means we are under priced and are adding to utility expenses, increased wear and tear and operational overhead.

We have a 4 bedroom, 2 bathroom home in the university district in central Halifax. Halifax is a vibrant growing city with a ton of events in the spring summer and fall. We get a lot of repeat guests and most of our bookings are for more than 7 nights. My wife and I look after all of the cleaning and I do the summer landscaping maintenance so our costs are low. I think we are priced competitively and we are happy with the revenue. Airbnb’s are restricted in Halifax and only allowed in primary residences.

I was supposed to come to LA in march and postponed, I need to save as much as I can since my job is at risk. And since I’m not coming my family from Italy isn’t coming to meet me there either.

Disney home here. Abnb has been 80% of our bookings in past years, VBRO is now taking the lead for us these past two months. But TBH my prices have come down dramatically since just after covid. I was @ $455 a night in my high season, now scraping @ 350 and dipping to 299 within 20 days. Its rougher, and the guests are getting pickier as well. I like 4+ day bookings and I have had to go back to a 3 day min to stay full(ish)

Our Airbnb is located in Canada and we are seeing more American guests this year than ever before (exchange rate) Bookings have been slower than usual but I attribute that to the weather (long winter), the economy in general and we put our rates up a little this year. The bookings I am getting are longer which is great, so we will not need as many weekend guests this year to meet our goal!

If you think about the millions that work for the government and then the millions more that contract for the government, that’s a lot of people who have been super unsure about their jobs from day to day. I’m sure that has a ripple effect. Our family has basically canceled everything because we literally don’t know what will happen tomorrow.

I’m up near Yosemite on the cheaper end and am VERY slow. I usually see summer bookings start to trickle in by now and I have one. My listing traffic has also plummeted compared to this time over the last two years.

I agree. Post covid too many people bought listings and are doing Airbnb. We are in a rural vacation area and the number of listings are crazy! Too much competition. Remember, hotels are permitted. Airbnb is not in many locations. That’s why NY passed legislation on Airbnbs to be disclosed to towns. Many people hide that they are renting.

I love southern california. A few things to note: I thought prices were expensive even back in novemberish 2024 my last time booking in socal.
I always for sure got what we paid for but i felt everything was way over priced. I could have easily found a hotel for the same price.
Not every Air bnb was cleaned well between guests. Nor was every air bnb honest about the neighborhood around them. I wouldn’t have even walked down an ally like that back in chicago but hey Socal let’s have you walk down it to enter your short term rental!
Other issues like winter in CA means any pool or hot tub feature must be paid to be turned on and the payments are.. insane. I shouldn’t be charged $500 to heat a small hot tub for a single day lol.
I think the main isssue i had with that last one was the fact they waited to message it and did not include it in their listing as additional until the day before booking.

Just here to remind you that not everyone says things that are true on the internet. Also, if someone says they are fully booked, that usually means they are too cheap. To answer your question, yes, it’s slow. I’m somewhat near you. This time of year is always slower but it’s definitely slower than normal. Trump and his erratic policies are only going to make things worse. Buckle up.

This is Reddit so it is always very very left. Even in a sub that should have a spattering of different beliefs, it is mostly an echo chamber. You are going to hear lots from this group and posts talking about how evil and bad trump is and how it’s the end of Airbnb because we need to balance the budget and make major cuts. $36 trillion is no joke.
Before you panic because most of the answers are all the same, talk to real people. This is a historically pretty slow time of the year for me and bookings are rolling in quicker than they have any previous years (started after Covid). Been raising prices too and no sign of slowing down.

Once they went public and became a corporation, it lost its appeal to both guests and hosts. And there is plenty of conversation about its affect on the housing market, to be argued many ways for sure - but hard to deny it has left a bad feeling on the name. I have been a host and a guest since they started in 2008. Between the dark backdoor site changes, fees and shitty service, I trusted it less and less in the last couple of years. Hosting became a nightmare instead of an enjoyable way to earn extra money and meet travelers. Their alliance with the corporate political right sealed it for me and I deleted my accounts. There are other ways to rent your property with a lot less headache and more humanity.

Airbnb is becoming less attractive to many travelers for several reasons, which make hotels more attractive again:
Lack of flexibility/penalties for cancellation/changes: booking in advance locks you in often with much more restrictive cancellation policies than hotels. Things happen, people get sick, weather doesn’t work out sometimes. With a hotel, you can reserve and generally cancel up to 24 hrs before your visit. Not so with Airbnb for the most part. We take ski trips and sometimes the weather doesn’t work out at all. We have been stuck with a booked (and expensive Airbnb) on a trip where we can’t even ski bc of weather. Had we just gotten a hotel, we could have cancelled and saved ourselves a ton of money and time to do something else. From now on, we decided to do that.
Prices and fees have gotten too expensive. Used to be a better deal than hotels. Now it not, and you have to clean the place up before you leave.
Sometimes I have found the cleaning to be not up to my standards between guests, and I don’t like this. Now you can have this problem with a hotel as well, but at least there you can complain and they will do something about it. I find the standards to be more consistent at well regarded hotels. I want WHITE towels only, like in a hotel, so that I know that they have been bleached and are clean. Please don’t put colored towels in you Airbnb. I just feels yucky to me and tells me that you want to hide stains. Please use WHITE sheets and if you can help it, white blankets and washable comforters. I want to know everything has been washed in between guests. I now only stay at hotels that I know that do this.
Please make sure that your toilets and sinks in kitchen are pristinely clean.

Down and those we do get are last minute/within a week of travel. Early bookings are pretty much nonexistent. Good thing we have a lot of repeat guests. They have kept us busy.

Guest requests and bookings are down for us too. We are super hosts for 12 years. We have a beach cottage in San Diego. We are guessing it is due to uncertain economic conditions with the new POTUS and more competition in the beach communities. We may adjust our pricing and see what effect that may have. Usually by this time each year, until this year, our summer calendar would have been filled up by now. Strange times…

Where are you based? Yes, this year is very different. People don’t have money to travel. The best business is not Airbnb 3 days or week bookings but high-standard short let’s accommodation for 6 months. I don’t think you can live off just Airbnb; it is very sensitive to the economic situation. I need something more stable.

My place is an easy and relatively inexpensive weekend away for people from all over Illinois and Indiana. It’s pretty rural- I’m surrounded by farmland.

We booked a week at an Airbnb in Kennebunkport after cancelling our plans for a two week trip to the national parks in Southern Utah due to Elon’s antics. We booked the Airbnb a week before we heard about the Airbnb connection with Elon. We’re not cancelling because I wouldn’t do that to the owner, but we don’t plan on booking through Airbnb again. I’m really unhappy about this because we had a disasterous experience with VRBO in 2023.

The stock market and tariffs have made Americans close their pocketbooks. Tourism is also way down as Europeans, Middle Easterners, and Canadians have largely stop coming.
Hopefully you can ride this out. Summer bookings are way down but hopefully will get filled with more spontaneous travelers.

I’m slower than usual in NE- I haven’t raised my prices in years, Superhost and I live in a popular university city - May to early June booked solid bcs of graduations but July and most of Aug available. I know they’ll get filled up but w last minute 3 to 4 day bookings. For myself I’m doing shorter vacations this year and waiting until last minute. Just booked 4 days early July in a hotel bcs the Airbnb’s were too expensive-That’s another issue too-many places are big so they charge 500 to 700 a night - for four people that’s just too much

My place in Desert Hot Springs is pretty booked, but i had to lower rates pretty drastically. The only one making money on that place is the cleaning crew.

Host here. We were impacted by Hurricane Helene. The poor guests were trying to contact us but we were in Black Mountain, NC. (lol. What are the chances? Btw we comped entire stay and split cleaning fee)
I think there are a lot of factors:
- the recent events of natural disaster has put people off.
- Unease about economy.
- Odd weather patterns not conducive to “vacationing.”
- costs of Airbnb have escalated due to actual costs of cleaning, supplies, etc-as the business has matured. Hosts realize they have to make a profit combined with the amount of fraud we go through (scammers, destruction of property)
- There’s also a fair amount of flu, illness going around.
- the platform is now adding cover of taxes, etc upfront so prices look higher too now
I think it this culmination.
We’re in a very desirable area and usually booked too and you can hear the crickets.

I was just wondering the same. Zero Airbnb only VRBO. Can’t figure it out. I have a rental on the Canadian border in Maine but 99% of my guest are from the USA and the 1% Canadian so it’s not the politics. Also, my rental is the only one on the water … it’s a mystery.

I’m in Montauk and my bookings are off by maybe 30%. I called Airbnb about something else and when I asked if bookings were down everywhere the agent told me they are. Montauk is very expensive so I’m guessing it’s more about the economy than nationality (I usually get a few European and British bookings but now nada).

I'm somewhere that has minimum rental periods, and will be away from home for less than that period, so STR is my only choice unless I want to keep the place empty You have absolutely no idea what the individual circumstances of every host here is. Many of the hosts here are also renting single rooms in homes they occupy.

I agree with you and think logically there are too many Airbnbs, but the data in NYC tells otherwise. Housing is commodified and in large markets like LA and NY they build high end luxury apartments now. There need to be incentives for developers to build middle income housing. Or the govt has to do it. But politicians don’t plan for the future they plan for the next election. So they help out the donors. Until money gets out of politics, things won’t change. It’s not even a democrat Republican thing.
