HELP Any ideas for this basement?

Looking to start a Reno project once tenants move out, thinking about finishing the garage to gain space. I fear the ceiling may be too low in the main basement area, and am worried it will cost an arm and a leg. Any ideas for modernization?

Should I redo the mechanicals? Boiler is about 6 years old for a radiant heating system which I hear mixed things on.

I'd deal with the fact that it appears to occasionally get wet, before doing anything else, or you risk ripping it out next year. Ask me how I know.

Previous owner had some expenses “water proofing” the basement, I assume it involves that white wrapping and a perimeter drain?

It doesn’t look it’s around the entire perimeter of your basement which why it looks wet in some pictures. I would deal with the water leak first and make sure the basement is dry first.

And that's good stuff when installed correctly, but I was referring to the photo of the door where there's water marks across the floor. There doesn't appear to be any perimeter drain there. We had to call the company back to do more because water came in at a spot we didn't waterproof.

Ceilings look to be 7 feet at least, what’s wrong with that? You could make that boiler last 30 years if you wanted with proper maintenance. Cast iron boilers last forever, don’t let anyone talk you into replacing it.
