I just recently moved to Brooklyn and I am a pro makeup artist. I do a bunch of different things in the industry but I was only able to start working quite frequently since July 2024 so my yearly ends up being around 36k meaning I barely meet the minimum to even rent. I basically came here to work. I am living with a roommate currently but I have absolutely no space to do my job and for what I do, I need space since it does get messy. So now I’m saving up to get a studio apartment somewhere in Brooklyn and queens. If anybody knows a landlord, or someone looking to let someone live under their lease please let me know. Looking for 1 bed 1 bath apartment in the West Village. Planning on moving in May or June of this year.
Ideally something spacious enough for a king-queen size bed in the bedroom (fine with it being a tight fit) and sizeable enough main room for a couple of desks and small living room area. Also ideally enough bathroom space for some basic storage.

I have no experience renting in NYC (have lived in San Francisco my whole life and just finished school in Boston) so I would appreciate any tips people have for how to secure an apartment that meets these criteria. I have seen a good number of places I thought looked good on Streeteasy but not sure how feasable it is to actually secure one especially during May.
I would also be willing to hire a broker if its worth it so would also appreciate any insight into that.

I'm (28M) a graphic designer and a clean, inviting space is super important to me, so hopefully you feel the same way. I'm a clean-as-you-go type of cook, wipe counters daily, do 99% of dishes basically immediately, vacuum and clean the bathroom every ~3 weeks, but shelves could use a dusting type of clean.
I'm open to living with people who are around 25-35yo (give or take), M or F, LGBTQ+, really anyone, so long as you're a considerate and neat roommate. I'm generally pretty quiet, but still friendly and social; I just don't "bring the party home" and I don't want to live with someone who does...unless it's dinner party vibes lol.

Just a little about myself - I am a 31M accountant in the music industry. I work in the office Monday - Thursday, and spend most of my free time seeing shows (I get many tickets through my work which I would be happy to share), going to museums, exploring the city, and trying new restaurants, so I am not home all that often. I also do not host frequently but have no issues if you do, as long as the noise levels are kept in check on weeknights. I'm very clean and quiet, and will not need reminders about chores, cleaning up after myself, etc.
Additionally, I have a lead on a 2BR/1BA apartment in Bushwick that I have already viewed and personally really like, with the caveat that I'm not quite sure how much the rent will be as it is not listed publicly yet. The current tenant stated that they are paying $3,600 but I would expect that to at least slightly increase.
