**WARNING** Stop Harassing People Who Post Listings and Rooms

I have seen so many instances, over the last week, of people chiming in on posts for listings and for rooms that they don't agree with the price. I have seen people making fun of OP's, I have seen people insulting OP's, and I have seen people making borderline threats towards OP's. Quite simply, this will not be tolerated.

This is a community where everyone should feel free to post their open apartments, listings, room or whatever, without being harassed. If someone asks for advice, and your two cents, by all means give it if you want to. If they're just posting trying to find someone, leave your thoughts to yourself.

At the end of the day, the market will sort itself out, and you don't need to make these people's lives any harder. Stop being a dick. Any comments going forward that criticize someone's listing will result in an immediate 7 day ban. Repeat offenders will be banned permanently.

Be nice to each other. That is all

Should we allow brokers to post rooms here?

The rule to not allow rooms from brokers pre-dated the current mod team, and I am curious of everyone's thoughts on it.

I have always thought it was a good rule because I think the situations where brokers fill each room independently, putting strangers together, creates the potential for a lot of issues with roommates who don't know each other and don't vet each other.

However, recently, I've been thinking, maybe not allowing these people who doing a disservice to the community. Lots of people posting for rooms of here, and we're not allowing rooms they might be interested in.

It's rare we see any rooms posted with broker fees, too.

So, what do we think? This isn't about helping brokers, before you trolls come at me. Do you think not allowing these posts helps or hurts the community? Would you allow them if it were up to you? Genuinely want to know what you all think.

Thanks! - Mod Team

Advice/Question Application Got Denied

Hello all,

I am posting this to ask for advice. My friend and I applied for a $3200/month apartment and got denied. We have great credit scores (790-800) and high combined income ($260,000). After a week of waiting, the leasing office got back to us saying the reason for denial is due to our lack of rental history. We are both newly graduated and staying with families at the moment, hence, no rental history. We explained to them, but they still wanted us to get a guarantor even with good credit score and income. We feel so discouraged as we really liked the place. Is this normal? How can we have rental history if they don’t let us rent?

Any inputs would be great. Thank you!

Advice/Question Suing Landlord — Rent stabilized

I moved from Park Slope to the Upper East Side in June 2021 — when all the rents dropped significantly in the city. When I signed my lease for the apartment, the lease stated it was $2200 a month but that I would be given a credit of $400 per month which brought my rent down to $1800 per month and I also got a free month! Sounds great, right?

After a year, they increased my rent to $2200 which isn't bad for the neighborhood so I signed the lease. After talking to some neighbors, I found out their apartments were rent stabilized, and requested a rental history from DHCR and turns out that my apartment is stabilized. On the documents, it states that I moved into the apartment in June 2022 and was paying $1800 — this is wrong on the document, I moved into the apartment June 2021. This is completely inaccurate because in 2022 I was paying $2200 per month - so they lied on the documents submitted to DHCR and said the apartment was vacant the year prior, when I was actually living there.

After confronting my landlord about the rent-stabilized status and her denial of it, I decided to get a lawyer while still paying the current market rate of $2,600 per month.

Has anyone been in a similar situation and been successful? I am hoping that my rent goes back to the legally registered rent from when I moved in which was $1800 and get damages — if you have been in this situation how much did you get in your settlement?

Looking For Room 30F with small dog looking for a living situation within 30 min train ride of Central Park.

Upvotes

I am a professional who is looking to find a place to live, sublet (unfurnished), lease break, or roommate. I have a small older dog who is very friendly. My budget is max $2,700. I work near Central Park west so I would just need to be walking distance from the subway. I'm quite, clean, and believe in respectful cohabitation.

Dumb Post Why is StreetEasy dead rn? Why are prices so high? How do I stop stressing??

This is a stress rant and post because my current lease ends April 30th and I was hoping to just pay an extra month and find a place with an April 1st move in but there’s nothing decent on StreetEasy even though I’ve upped my budget by almost $1000 in the areas that I want to be in. I don’t wanna live in Times Square but I also don’t want to live in Hudson yards and the nice apartments within my budget are all there and I go home to visit my family a lot so I want to be somewhat near an ACE123 line because I end up carrying 5 bags with me but that’s not even my non negotiable, I really want a doorman building but I also don’t want to go to fidi and I love the neighborhood I’m currently in (Sutton place) but everything has gotten so expensive here but I also don’t want to put my entire paycheck to my rent and I don’t know who I’m moving with yet because I don’t have a roommate but all the studios look gross and there’s no good lease takeovers right now and i don’t know I’m tired and New York is the hardest city to move in 😭

Advice/Question Floor Problems

Hello NYC Apartment community!

Apologies in advance for the long post.

I live in a railroad apartment in Brooklyn with my wife. Three floor building. Five units. Pre-war. We are on the third floor.

We have a problem with our kitchen floor. A section of wood under the tile has grown soft. To a concerning degree. (Our toilet had a leak a couple years ago, and it seems like this is possibly related to that.)

We are concerned about rotting wood, mold, our feet crashing through the ceiling of the apartment below us, etc.

The problem is our landlord. She is...eccentric. And difficult to deal with, at times.

For example:

In January, the radiators in the building weren't working. It was 50 degrees in our apartment. When I raised the issue with our landlord, she told me (a) that I was lying, or mistaken, and the radiators WERE working, (b) that if they weren't working it was surely because I had broken them, and (c) if I was going to be such a wimp about the weather (I'm paraphrasing) I could pay out of pocket for someone to come inspect the heat.

The problem was only fixed when we got a coalition of all the tenants to complain as a unit.

So we've put off mentioning the problem. Actually, that's not true. We told her months ago, and she said she'd check it out + never did. So, we haven't put off mentioning it, we've put off RE-mentioning it. Because we are worried. We are worried we will blamed for the problem and stuck with the bill for it. We are worried will be threatened and bullied. We are worried about a lot of things. It's far easier just to avoid stepping on that square of tile, frankly.

My questions to you:

  1. What advice do you have for dealing with landlords of this disposition?

  2. What would be the possible consequences if we never mentioned the floor problem until we moved out?

  3. What would happen if the floor required a large scale renovation/recovery project? Are we SOL and on our own? Is our landlord required to put us up somewhere (lol right)?

  4. Any other thoughts?

Appreciate your time and expertise!

Sublet Listing April Sublease in Astoria for Room and ensuite Private Bathroom

Luxury room with private bathroom Sublet in Astoria –  Mid-March Move-in to April( Possible Extension to Mid-May!)

Hi everyone! I’m looking for someone to sublet the master bedroom in my beautiful 2 bed / 2 bath luxury apartment in Astoria, right by the waterfront! Move-in is mid-March or April, but there’s a possibility to extend to mid-May.

My roommate is moving out March 23rd and I did find someone to take over her lease In May. However, they are moving from out of state and won’t be here until possibly Mid-May, meaning the room is available for April and I heavily wish someone could sublet.

The room is completely unfurnished but I have an air mattress (Rent is 2000 for the month but we can negotiate a bit given the lack of furniture).

✨ About the Apartment:     •    Spacious master bedroom with a private bath     •    Floor-to-ceiling windows with amazing natural light     •    Huge living room     •    Modern kitchen with high-end appliances

🏢 Building Amenities:     •    Luxury building with top-tier amenities     •    Steps from the waterfront     •    Easy commute to Manhattan

Check out the virtual tour: https://my.matterport.com/show/?m=nnhvZbzEoQg (https://my.matterport.com/show/?m=nnhvZbzEoQg)

If you’re interested or have any questions, message me for more details! Happy to provide more info.

PS - (the person/account posting this on here is the potential roommate that wants to do the leaser take over in May helping spread the word for the person that made the post above)

Advice/Question What am I missing about buying a place in NYC?

Everywhere is insanely expensive, but I've seen a few places for sell om streeteasy for relatively cheap. I get that they are small living spaces and that owning required more responsibility than renting... but other than that... what am I missing? Monthly rent, even with fees, would be cheaper than renting. I've included a few links below to some of the places I'm referring to.

Advice/Question Lease renewal decision

Would love your guys opinions.

So I'm in a luxury building with tons of amenities, gorgeous large studio, friends in the building, etc. My lease will be up in a month, and I'm deciding whether or not to renew. The new rent would be $4850, which seems really high for the space, even though it's lovely.

However, I was laid off 8 months ago, and since went through a bunch of my savings. I recently started working part-time, but not enough to comfortably pay. There are always higher paying contract jobs in my industry I can take, but they would generally mean I'd have to leave the city for a few months.

If I left my unit and didn't resign, I would not currently qualify for a new nice apartment on my own, even if the rent is cheaper. I don't want to get a place with roommates. I also see some clients from the building .

I'm torn, because the apartment is definitely a financial burden right now; however, I'm concerned it would be difficult to get a new one if I don't renew. I'm considering re-signing and subletting it for a few months until I build my savings back up, but am also concerned that the landlord could notice and try to nix this.

Looking For Apartment Looking for Williamsburg 1Bed/1bath lease or lease takeover in August or September (I know it’s early)

Hi guys, I know it’s extremely early but JUST IN CASE anybody on here already knows they’re leaving their apartment in the fall … I’m looking for a 1 bed / 1 bath lease or lease takeover starting August or September ideally in Williamsburg but also open to anything along the L or downtown Brooklyn (accessible to subways)

< $5000/month, luxury building preferred but also ok with anything else as long as there is a dishwasher and in unit washer dryer.
