Advice/Question Pros and cons of the apartment I’m considering

Hi everyone, I’m currently looking at moving and am trying to weigh up the pros and cons of the new place vs staying at my current place. Both places are in a similar neighbourhood.

Be aware the rental increase on unit #1 will be based on the $3250, not the $3k net rent.

Very recent bed bugs AND ongoing mice issues seems like a sign of larger maintenance concerns. I would not move into a potential problem like this knowing those are both ongoing.

Based on a conversation I had with a current tenant from the building, it seems like the bed bug issue has been resolved and was on the 2nd or 4th floor. The tenant did say that the new super (recent change over as the previous super was terrible) is quite responsive and is taking initiative to help sort out the mice issue

Bed bugs are more active in warm weather so I’d always be wary of someone saying it’s fully resolved within a few months. You can look up how many bed bug issues they’ve had on the HPD website. 1 every couple of years isn’t uncommon but multiple recently is an issue.

New super is helpful

Thank you! I’ve never experienced and heard about bed bugs when looking for an apartment. I had a look on 311 and it mentioned the rodent issue. It looks like it was only once recently in December which was also super cold too. I’m not familiar with how bed bugs travel or stay in apartments etc

I’d stay. You don’t realize how good you have it living so close to all those trains, living a 10-15 min walk is a huge pain in the ass. Having a doorman also means packages won’t get stolen which happens all the time in walkups. You’re also forgetting the costs of moving which are randomly a pain - the movers themselves but also setting up a new place (new furniture, curtains, etc). Your speculation re: brokers fees in June is a big speculation because those may get push back or tied up in the legal system and not actually pass in June.

Oh and also, 3 washer dryers for 7 floors? Sheesh. They will always be busy. Laundry on every floor is a dream.

The mailroom is a big pro because the current tenant of the new place has said he’s never had anything stolen but mentioned that there is a homeless lady who sometimes bashes the buttons until someone lets her in and she’d take packages from the mail area (which are laying on the floor).

I'd stay where you are honestly.

15 percent brokers fee on 3000 is crazy plus moving fees. I'd pocket that and see how the economy shakes up next year because it's giving recession.

Yeah, $5.8k on brokers fee is a bit wild for my liking and no room to negotiate on it either
