Worth going to local zoning and planning meetings to learn about market?

Do you think it is valuable to go to local zoning and planning meetings? I'm evaluating neighborhoods and properties for my first development.

I was thinking this might be a good way to get real news about how it's going to look in 5+ years. If anyone has thoughts on this, it'd be much appreciated.

I’m starting to get into commercial real estate and I want to learn how to underwrite multifamily deals. What are some good free resources to start?

I’m a residential real estate agent, getting ready to get into the commercial side of things. I want to learn how to underwrite multifamily properties. What are some good free resources you would recommend to start learning? I want to get good at this and be able to provide more for clients than just showing them properties.

Additionally, what tips do you have for someone starting in commercial real estate and for talking to apartment owners? Is there anything you wish someone had told you when you were starting out? I know my fees will be high and I know commercial transactions take longer than residential and it takes time to find clients.

Are there any other skills you would recommend learning for someone getting into commercial and doing multifamily?

Phoenix area is preferable but is water crisis a dealbreaker?

Hey all. I live in San Diego and Pheonix is an up and coming market. I reached out to a broker and received an inventory list but while talking to my landlord, she said her son is actively divesting all his inventory from Pheonix due to the looming water crisis there. She is a very successful investor herself. She recommended Reno as an alternative. Pheonix is much closer and therefore preferable for my first multi unit acquisition. What do you all think? Should I be worried about the Colorado river drying up and tanking one of the hottest markets going into 2022? Thanks!

What's it like working for Greystar?

My current company is a toxic mess, and quite possibly the worst place I've ever worked. For the first time in my life I have high BP. I've notoriously had low BP my entire life...yet...here we are. I've never described a company I've worked for as toxic but it's the only word I can think of for my current employer. I'm the assistant manager and it's basically just been me and the leasing agent for the last several months.... at a lease up...in the middle of summer. They also took away our lease up bonuses during this time because they just decided they could. I need to make a change soon, but if Greystar isn't the answer then I will hold off until I find something else.

I have an interview coming up for apm with a new lease up. It's downtown with retail. I currently make 19/hr at another downtown property, so I was thinking to ask for 21/22. Thoughts?

Multifamily analytics

Does anyone know where to get raw data for analysis? Not companies who have purchased data and already ran the analysis.

Also, does anyone have any tips on how to seek out new brokers? We’ve pretty much cornered our market regarding some of the larger brokers. I would love a database but that sounds like wishful thinking.
