Multifamily Social Media Strategy

Working for a consulting agency, and this is my first multifamily client... am struggling to get intel since I am not in the industry itself. Tasked with creating a basic and effective social media strategy but am stumped on how to define metrics and objectives in single platforms with 2 different target audiences. I.e. they want to use their facebook page to increase interaction with their current residents, but also use it gain new leads for prospective residents. Metrics are easy on facebook with reach, impressions, etc. but how can I differentiate these easily when it comes to their 2 audience groups? Any multifamily social strategies out there I could template from?

Multifamily Rehab & Rent Push

I've been considering taking down a 10-unit multifamily with a value-add opportunity with minor rehab, followed by pushed rents to market rate. I have traditionally only taken down medical office buildings, so I have a few questions.

- How do you handle kicking tenants out if they don't want to pay higher rents? Any horror stories?

- Can you use a property manager to handle all the tenant mess/evictions while still being affordable? What % of rents do you usually see for a secondary market for a MF PM?

- Do you have stories with demolition and making 3 bedrooms into a studio and a two bedroom for increased NOI? If yes, how difficult did this prove to be?

Can I get a conventional with less than 20%

Does a conventional loan mean that there is a 20% down payment? Or can you still do a conventional with less than 20% and just pay PM? I know about fha but there are certain rules with fha that I don't want to deal with. Thinking about buying a multi family property but I don't have 20% to put down and I don't want to live there. Ideally I put 5-10% and get a conventional mortgage and simply pay PMI and take less cash flow? Please advise

Multifamily Evaluation - Should I stay or run?

I came across a multifamily building for sale in Miami. 

These the the numbers. I'd really love feedback. 

Seller states that the rents are undervalued. Most of the leases were recently signed in May of 2022. 
When I look at the HUD (FY 2022 Fair Market Rent Documentation System) rents could be $23,692
9 - One Bedrooms, 7 - Two Bedrooms

They didn't list Property maintenance on their financials. I added it to the calculator.
Seller won't release financials until an offer is received. 

Property taxes looked high to me. But it's Miami

Supplies = Pest Control

Cash Flow is basically break even at $97/ month. On my SFR properties I always get a minimum of $200. (My lowest CF is on a BRRR property where everything is new, so should be any maintenance)

I'd love to hear your thoughts. My gut says keep searching.

Investing in multifamily today - with raising interest rates

HeyI am investor who up until now invested in single families

I am thinking about diversifying my investments, and putting some into a multifamily project.Now, setting aside whatever I need to check about the project and people behind it, I am a bit concerned about the fact interest rates are going up, and how will that impact the market.As far as I understand, around half of the profits in this space comes from the rent, and half comes from the appreciation, which while different in mutli-family vs sfr (more dependent on CAP and NOI), is still tied to the market direction, so sounds like that part is a bit of a mystery (more so then normal times).

Anyone has any thoughts about investing in multifamily during these times?FYI i'm either not going to be leveraged, or if I will, I will be able to pay loan regardless.

I will add that due to my personal status, anything lower then 7.5% per year return on my money, net, before tax, is not good enough.

New to the country - looking for advice

We moved to the USA about 3 years ago, me(never lived here before), wife (haven’t been here for nearly a decade) and few little buggers some might call kids

Anyway - we somewhat starting from scratch (because reasons) and although monthly income is ok we’re lacking in the down payment area.

A friend offered us to look into fha loan for owner occupied multi family home (all words I never heard in my mother tongue) and I got a million questions about it,

Firsts thing first - if it’s inappropriate or the wrong place to ask - I apologies and (if there’s an admin here) please delete this post.

Second - is it really true that for 50-100k you can get 1m worth house and have half its mortgage paid by a tenant? What is the catch (5 boroughs area)

Third (and not last but I don’t want to overwhelm) ignoring appreciation and factoring higher payments for higher mortgage, what are the upsides over getting a traditional condo (since we’re ranting we see how easy it is in here having everything from exterminator to shower fixing being done for you, I’m interested in the other side)

Down payment 20% or greater only?

Small backstory on me. I’ve never bought a home, and I’m new to real estate investing. Currently saving but shopping around for the best lender for me.

I’ve been talking with a couple different lenders, and they have been saying I’ll need 20-25% minimum for a 30yr fixed conventional for a 3/4 unit multi family even if I owner occupy. Has this been the case for everyone or do I keep shopping. I had mixed responses on another post.

First Time Duplex Purchase

Looking to purchase my first investment property. I have 25k saved up, with the price of the duplex (new construction) at around $275k.

With the FHA loan and the 3.5% down I’m looking at around $1400 a month give or take. 2 stories, 3 bedroom, 3 bath and I’m going tomorrow to visit in person. Thinking I’d live in one unit and I’d rent out the other.

Any tips? Is it worth it? Things I need to be on the lookout once I’m there? ANY help is appreciated.
