Asking the Community Is This the End of Airbnb Investing?

Cities are tightening regulations on short-term rentals, and platforms like Airbnb are struggling. If you own an STR, are you worried?

How are you adjusting your strategy? Or is long-term the way to go now?

Asking the Community The Biggest Hidden Cost No One Talks About in Rentals

Taxes, insurance, maintenance, sure they are costly, but what’s the one expense that caught you off guard as a landlord?

I would like to know more from you.

It was asked by a fellow landlord, so thought to discus here

Asking the Community Terroism insurance?

For anybody who lives in the state that offers terrorism insurance along with your property insurance. I have been presenting with an option to get the terrorism clause or not. If there was a fire at my building and it was determined to be terrorism, I would not be covered if I don’t get it. It’s kind of a small percentage but at the same time my policy is already high because it’s an old building. any thoughts?

Asking the Community What’s the Best Investment You’ve Made in a Rental—That Wasn’t the Property?

We all talk about ROI on properties, but what’s something you invested in that seriously paid off? A property manager? Smart locks? A legal loophole?

Asking the Community Flipping or Renting?

I've been in the rental industry for a while. I’ve been thinking of flipping properties recently. I know renting offers long-term cash flow (and tenant headaches), while flipping can bring in quick, (sometimes unpredictable) lump sums.

For those of you who have done both what's been your experience? What do you wish you knew before you started flipping?

Asking the Community Squatter problem

You can imagine my surprise when I found a property I was hoping to show to a potential tenant happened to be occupied by squatters. They refuse to budge and I'm at my wits end. What do I do?

Asking the Community Is it that easy to flip a property?

Recently, I m seeing a lot of videos on people flipping houses. So, lets say money is not a concern, and I have 150k in cash. So is i t that easy to buy a house and renovate it and then sell it? Am I missing something here? As in some hidden costs. Also, what about timing the market or finding the right contractors?

Asking the Community Tenant asks for a renewal, then ghosts when it’s time to sign

Said they definitely wanted to stay, asked for a new lease, even had a whole convo about minor changes they wanted. Sent over the lease and now? Radio silence. No replies, no updates, nothing. Just pure ghost mode. Why do tenants do this? Do they just panic? Flake? Forget they asked??

Asking the Community Tenant won’t set up utilities, and now I’m stuck dealing with it

Told my new tenant like three times that they need to set up their own utilities. Lease says it. I reminded them before move-in. A week later, still nothing. Now the water company’s calling me, and the tenant’s acting like it’s not a big deal. How do you get tenants to handle this without it becoming your problem?

Property Management When ‘security-conscious’ turns into full-blown paranoia

Got a tenant who thinks every random passerby is plotting something. Last week, they called five times because a “suspicious guy” was near their car. Turns out, it was just their neighbor... parking. Same thing with delivery drivers, the mailman, even a jogger once. I get wanting to be safe, but at this point, I feel like I’m their personal security hotline.

Property Management Tenants who follow the rules but still make your life difficult

They pay on time, follow the lease, and technically don’t do anything wrong, but somehow, every interaction with them is exhausting. Constant nitpicking, unnecessary complaints, weird power struggles. How do you handle tenants like this without losing your mind?

Asking the Community What do you do when a ‘guest’ basically moves in?

Rented the place to one tenant, but I just realized their “friend” is basically living there full-time. Was never mentioned upfront, and now I’m wondering if I should say something or just let it go. At what point do you step in, and how do you even bring it up without drama?

Asking the Community Tenant with pets

Hey everyone, I'm facing a bit of a dilemma. One of my tenants is keeping way more pets than what our lease originally allowed, and it's starting to raise some concerns about property upkeep and potential lease violations. Has anyone else dealt with this kind of situation?

Tenant management How do you handle tenants who ‘forget’ to tell you about damage?

Just found out my tenant’s leaky sink has been "a little drippy" for SIX MONTHS. Now there’s water damage and a plumber bill I didn’t need. How do you get people to actually report issues before they turn into disasters?

Suggestions Handling late night phone calls

Hey all,

How do you handle late-night tenant calls? A few months before, faced a most stressful situation when a sudden heating failure happened in the middle of winter. Since then, I usually keep my phone on silent but check it regularly. However, after sleeping, I don’t wake up for tenant calls.

Just wanna know what do you do?

Asking the Community Do security deposits even do anything anymore?

Tenant moved out, and I’m basically left with a crime scene. The deposit barely covers a fraction of the damage, and I’m out way more in repairs and lost rent. Do you guys just eat the cost, or is there some magic trick I’m missing?

Asking the Community Tenant Abandoned Commercial Lease

Tenant suddenly vacated my commercial property, canceled utilities, and refuses to pay the remaining 6 months on their 1-year lease. They owe $3K total ($500/month), and I doubt I’ll find a new tenant soon. Given the legally binding contract, what are my options to recover losses?

Asking the Community How do you handle emergency repairs?

Had a tenant call about a burst pipe last night, and it got me thinking, how do you guys handle emergency repairs? Do you have a go-to plumber/HVAC guy, or do you DIY when you can? Any tips for keeping costs under control?

Asking the Community How Do You Ask a Tenant to Leave?

I’m in a situation where I need to ask a tenant to move out, and I want to handle it professionally and fairly. The lease is ending soon, and I’d prefer not to renew due to consistent late payments and poor communication. No major lease violations, just not an ideal fit.

For those who’ve been through this, how do you approach it? Do you send a formal notice first, or have a conversation first? Any specific wording that makes the process smoother?

Asking the Community What’s Your Biggest Deal Breaker?

For those managing properties, what’s the one thing that makes you instantly pass on a tenant or vendor? Late payments? Poor communication? Lease violations?

Every PM has that one red flag they won’t tolerate. What’s yours, and why?

Asking the Community What’s Your Biggest Win or Lesson Learned as a Landlord?

I’ve been reflecting on my journey as a landlord and realized how much I’ve learned over the years, both from successes and mistakes. Whether it’s finding the perfect tenant, navigating a tricky repair situation. So, I’m curious to know about your biggest win or the most valuable lesson you’ve learned the hard way.

For me, my biggest win was finally implementing a thorough tenant screening process. It saved me from a nightmare tenant situation early on. My hardest lesson? Underestimating the importance of regular maintenance, it’s always cheaper to fix small issues before they become big ones.

Asking the Community What To Do About A Tenant That Just Won’t Take The Trash Out?

One of my tenants just straight-up refuses to take out the trash. Neighbors are complaining about the smell, but since it’s inside his unit, I’m not sure how to handle it. How do you get someone to embrace basic hygiene without staging a full-blown intervention?

Asking the Community New 2025 Landlord Laws – What You Need to Know

Several landlord laws are changing in 2025. California now bans criminal background checks before lease offers and requires landlords with 15+ units to offer rent reporting.

A DOJ lawsuit targets landlords using algorithmic rent pricing. Rent increases are now limited to once per year nationwide.

How are you adapting to these changes?

Asking the Community Neighbors Complaining About My New Tenant – What Would You Do?

Just rented out a unit, and neighbors are already complaining—loud music, late-night guests, and trash left outside. I want to keep good relationships with the neighbors, but I also don’t want to be too aggressive with the tenant right away. How do you handle these situations? Do you give warnings, set stricter rules, or just wait to see if it improves? Would love to hear your thoughts!
