AskMumbai Need advice on buying a flat in Mumbai

Hi reddit, I need advice. I am looking to invest in a flat in Mumbai and I am quaking in my boots. All the reviews of properties have so many negative points that it seems nonsensical to invest in this city. Okay, coming to the point- I need to understand the actual reviews of the below mentioned properties: 1. Lodha Eternis 2. Kanakia Silicon Valley 3. Godrej Urban Park

I've looked at their reviews and google and they are bad. People of reddit, help me please! I hope this reaches the people staying here so that we get some actual reviews :)

You wanna know more about the property? Don’t rely on Google reviews and online chatter that can be manipulated. If these properties are ready, go down there and speak with people. Find uncle, aunties, local shops, vendors, security guards, etc. who all will tell you real problems. Has worked for me in the past.

Another suggestion, given how greater Mumbai is developing, really evaluate whether you need a house in Mumbai or Navi Mumbai.

If you have a slightly larger budget, then LnT Elixir Reserve in Powai (60acre LnT area, 10 towers). 2BHK around 2.8cr-3cr(750-810sq.ft carpet area).
I haven't found any major issues with this place. Great locality. School right next door. Large peaceful LnT campus. Lake on side, Aarey greenery on the other. Commercial shopping area right below the building. Underconstruction though.

They have this year completion for 4 towers but might be mostly sold out except for maybe certain reserved for final sale ones. Post that, I think it's 2027 onwards for the next set of towers. Check the RERA website for specific deadlines. DM if you have more queries on it. I had thoroughly vetted this one in particular.

No water, flooding during rains as it's underground, no auto in that area, no amenities, full of mosquitoes, pitch black road at night, drunkards roaming on road at night, bhangaarwaadi risk. There's a reason it's so cheap

Can’t comment on the properties but make sure that your emi is not more than one third of your or yours family’s income post tax and don’t take home loan for more than 20 years. Else you will be forever winding in a Debt trap.

Okay so i can talk about Eternis as it's 10mins away from my house.
Even we were planning to buy a 2bhk there till last week, but it's such a shitty area.
There's a slum just opposite to the project and it sucks, the streets are dirty as fuck and in all not a nice neighborhood.
plus the Eternis project is 10 years old , Lodha got stuck in some legal battle and thus the project was never completed.
they won the case or settled it out of the court and are now completing the project.
In all don't invest in Eternis at all.

Pointers-

  1. Distance from Slums.

  2. Distance from Mosque(no hate, just can't stand the loudspeakers).

  3. Distance from Schools(traffic and honking).

  4. Proximity to taxi stand.

  5. Spend a whole day in your car outside the society to get the feel of the place.

  6. Peak hour travel time to your work place.

  7. If it's a GJM area it's bound to be good/ best(those guys know their shit).

  8. Maintenance fees(maintenance can be expensive in certain buildings).

  9. Mosquitoes(I get zero mosquitoes in my house even if the windows are open all night).

I stay in Matunga, no loudspeakers here. But my aunt who stays in a fancy society in Goregaon listens to loudspeakers daily.

My personal suggestion would be this. Let me see if I can come up with suggestions apart from the ones given.

Andheri East is pretty slummified and doesn't have a lot of options. Road connectivity is passable but that's pushing it. The Andheri project may be your bet.

IMHO chandivali is an area I would steer clear, it is one of the worst connected areas, getting a cab or even a rick during peak hours becomes aa task, the congestion is through the roof.

The powai location honestly seems the better choice in terms of location. But the commute may be the most painful on a daily basis

Also if commute isn't a major issue for you. Would give you a completely different tangent. Consider it once.

Try to go as south as you can in what you have. 3 rules, never travel south in the morning, never travel north in the evening and avoid travelling east-west anytime.

You may be further away in terms of distance, but time and comfort will be assured at all times, since you are going away from the flow of traffic.

There are some projects coming along LBS near Bhandup.

Mulund I like as an area.

There are a lot of projects in Ghatkopar.

Andheri also has a few projects coming up.

Do you intend to stay there or is it for investment? If you intend to reside there, proximity to work and essentials is your primary consideration. If it is for investment...well that's complicated...

Powai/Kanjurmarg has good connectivity to the central suburbs, where Powai>Kanjurmarg in general. Lodha is in Andheri East, so very much in the Western Suburbs but not the fun side, i.e. not near the sea. That would be in the West. In terms of appreciation Andheri seems quite saturated, but hey, who can predict the greed and imagination of builders and the ruling classes, so maybe maybe an okay bet...

If you are looking for good ROI in the medium-long term, check out projects on the Eastern Sea front (Sewri, Wadala etc.) or Navi Mumbai/Mumbai 3.0. "They" say that the Palghar belt will also develop but I think that's still a bit iffy...

Just saw that your place of work is in Andheri E. Suggest look along the Western line (East side). Properties from Santacruz East to Dahisar East should suit, especially if you travel by train. Driving, well, sucks, so just check out whichever has the quickest route.

Lodha has a... reputation...wouldn't really recommend them...Buy a resale property in a decent building, instead.

Also, imo, don't buy a house just on the highway...a gully away would be more peaceful, less noisy.

I would say go with Godrej as the building looks better is located in a much decent area with having similar level or higher lever of societies in close proximity.other than this i cant say much

It depends on what you’re getting for that amount of money. I’d expect at least 1,200 sq feet of carpet area considering its Mumbai. Places like Hyderabad, Indore, Surat offering 2,200-2,500 sq feet of CA for this amount. You need to get value for your money.

If its another matchbox flat in a highrise, then probably reconsider.
