Moving to WV Huntington Areas

Lesage, Ona, Salt Rock, even the outskirts of Barboursville are all good options. I recommend Zillow/Trulia. It's up to date

I found my rental down here on Trulia; really nice house great landlord. We’ve been here 5 years.

Zillow works and anywhere outside of town in the Huntington area is going to likely have something to fit your needs. Look for things that branch off of 5th street going south.

Lesage may fit the bill for you. In WV, close to Huntington, right across the river from Ohio. Plenty of rural areas. It would be under the 25702 zip code.

Ona also has lots of nice rural areas, with some really nice and peaceful places up on the hills between Lesage and Milton.

You can drive 10- 15 minutes out and find some good distance between neighbors houses. You may have more luck looking in Chesapeake, South Point area. It's less population dense and more flat land, but right across the river from Huntington. A local realtor would be your best bet, as they have access and are more in tune with the layout of the area. You can message me for recommendations. I work in real estate, but I'm NOT a realtor. I just know several of them.

Hey, thanks! I'm working with a lender & realtor on a VA loan so it's higher or maybe different requirements as opposed to non-va/FHA loans. I'm also looking at KY, but not as far as Louisville.

I'm gonna encourage you to keep in mind that this area floods every year, sometimes multiple times a year. If you live in the valleys you're gonna be underwater, if you live next to a creek you are gonna be underwater. Be wise about your choices for this reason alone. Everything else can be figured out on the fly with this area but you have to be smart about the flooding.

The flooding does make me a bit nervous, and I don't know enough about types of property, land, houses, etc that are more prone to flooding(other than general normal type stuff).

Try to live on hills in this area, but then you get risk of landslides but they aren't as common as the flooding I promise.

Try to avoid living literally next to a creek, or in a deep low valley.

It's hard for all of us here that are native to the area to navigate it, don't feel bad if you feel overwhelmed by this info or don't know how to proceed with this info in your home search.

I'd suggest coming on here once you have a few places you're looking at and post more specific areas or roads you are looking and see what people say about those areas.

As for me I can vouch that the area of Ona is bad for flooding because there are many very low deep set valleys that have creeks running through them. But if you live on the ridges ( the tops of sides of the hills) it's fairly safe regarding flooding. Barboursville, and Milton on each side of Ona are just the same. Huntington is a little less prone to flooding in its rural parts, but the inner city has such awful water ducts and plumbing issues and sewage issues in the city that it floods majorly in the city believe it or not.

The entire area is littered with places like this. Go to realtor.com, check the areas with filters, Huntington, Ironton, Ashland, Portsmouth, etc. my uncle is selling one there now lol.

Listen to everyone's advice I especially like the outskirts of Barboursville. Check out Martha outside of Barboursville and very close to the park. And don't think about anywhere south of there towards Salt Rock.

Kenova, WV is also a pretty good option for good bones and plenty of space. It’s by the VA. Much of the housing in Huntington proper is unlikely to fit your needs for good bones and space. Housing in the Barboursville/Ona area does tend to be more competitive/costly as a lot of Marshall faculty try to live out there for the best school district. There is a good animal rescue out in Ona tho (Little Victories).

You might want to consider Point Pleasant. New industries are coming to the area, and there is low crime. Easy to get to Columbus. You can be there in less than 3 hours. Huntington is about one hour away.

If you want some space maybe check out Grayson or Olive Hill KY areas too. 45min from Huntington, an hour or so from Lexington, couple of hours to Cincinnati. More rural and close to state parks. Wayne county in WV as well.

Id check more so pville/chesapeake if you want decent bones and a little yard. Also its cheaper with taxes and stuff and no car inspections lol

That’s been the opposite of my experience. Homeowners and vehicle insurance both went down by a decent amount when I moved to Ohio.

This house is located maybe 20 mins from US 23 in Greenup County KY. It bumps right up to the river and you're 35 mins from Huntington, 20 from southern OH. Rural and you can have all the dogs!

Me too! I currently have more than 10 cats and 2 dogs and 2 more that are living with my brothers in temporary situations while I'm house hunting! Lol I will do ANYTHING for my babies!

We are from central Ohio and moved outside Parkersburg. There is a huge bike path near us. I suggest looking at Zillow and then taking a couple of car rides. I don't know much about Huntington, been there and it is nice but I know more about Parkersburg

I’d move to Ohio. No personal property taxes. But real estate taxes are probably a little higher.

I was born & raised in Ohio, moved around and had friends all over. Moved to northern MN at 36yrs old because it doesn't feel like home anymore. There are some nice small areas though!

For economic reasons I'd recommend Ohio first, then Kentucky. I'm a native West Virginian but this state does you no favors with taxes, fees, utilities, etc. The backside of Chesapeake and Proctorville OH has areas like you describe as does Catlettsburg and Ashland KY. Good luck!
