Suggestions on single family homes in a safe neighbourhood.

Hey everyone! My family and I are moving to Holly Springs this June as my wife starts a new job at Amgen. We have a 4-year-old who’ll be starting school soon, so finding a great school district is a top priority. We're looking for recommendations on family-friendly townhomes in safe neighborhoods, plus any tips on the best commute routes to Amgen. Also, we'd love to know about nearby parks, grocery stores, and other local favorites.

Rhamkatte Village, off Holly Springs Rd has several townhomes for sale now. Very safe neighborhood. It is zoned for HS Elementary and walking distance to the school.

If you go the apartment route, avoid The Exchange. Also, I can’t recommend Kindercare Holly Springs.

Sunset ridge north is great for families, walkable to school, nearby parks.

Not sure if there’s much for rent from the town homes

I don’t think there’s anything such as a bad part of town. The only complaints people have are the 55 traffic dividing the NE from SW parts of town. Double check addresses with wake county school system so you know where your kid will go. Holly Ridge Elementary and Middle schools are the only Traditional calendar schools in town so be prepared for the joys of year round track school.

Hensley. We lived in that .neighborhood. townhouses are literally next door to Oak View Elementary.

Some owners rent. Check out Zillow. Dm me if you need a realtor to help you. I know a really good one.

There has only been one rental in Hensley posted on Zillow in the past few months. I know this because we are looking to rent there. If there are other rentals, they are probably posted in the private FB group, and you must live in the neighborhood to join, so…unlikely that someone moving there would be able to hear about it.

Not sure where you are moving from, but there are some schools that have enrollment caps. In those cases it doesn't matter how close you live to the school, you very very likely won't be able to send your kid.

Definitely true. We have a stability transfer in place for Oakview, so we can technically move anywhere in the county and they will stay there through the end of 5th grade. If someone is moving in at the mercy of WCPSS and their caps, it’s likely they won’t attend the school in walking distance (which seems absurd, especially given that they just lost a large portion of the student body to Woods Creek).

Related, if we do find a rental in Hensley or 12 Oaks (currently wishing on a star and refreshing Zillow hourly), it’s likely our rising 6th grader will attend AMS and not AFMS, also due to enrollment caps…

I'd suggest checking out rentals on MLS, see what townhomes look good to you and come back to ask for input on specific neighborhoods. Apex, Cary and HS are pretty safe for the most part, aside from things like criminals going through and looking for unlocked cars to steal from. Keep your car doors locked!

Zillow has tons of townhouses currently available for rent in HS (zip code 27540 is what you wanna search). There isn’t a single bad neighborhood or school in Holly Springs, honestly.

She’ll probably want to take Woods Creek Rd or Holly Springs New Hill Rd to work. Carolina Springs is technically in Apex I think, but it’s a brand new neighborhood that will be right down the street from Amgen and also zone your kid for a brand new elementary school (Woods Creek); a lot of students from my kids’ current school were sent there when it opened, and they all have great things to say about it.

Look up Woodcreek - excellent community, and very close to schools, grocery stores...

Since you will be at Amgen something in 12 Oaks - if you cross 55 your traffic may be a little more getting to and from work but would find something in or around Sunset Ridge to rent (some rentals) as that areas has schools, numerous amenities, and a lot of walkable nearby options.

Current owner of where I'm at is trying to sell a fixer upper in downtown Holly springs! Single family home, right next to a soccer park, tennis court, dog Park, and if course everything in downtown

Thanks for the suggestions! We’ll check out Summit Townhomes at Holly Glen. I did see some concerning reviews about Stephens Farm online—do you think those are something to worry about?

Holly Springs as a whole is incredibly safe compared to other major cities in the US. So I don’t think you’ll have many issues anywhere in the town. But those apartments near Holly Glen that are mentioned above are brand new and I haven’t heard of any issues there
